An Energy Performance Certificate (EPC) gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.
Energy Performance Certificates (EPCs) are needed whenever a property is:
- Rented, inclusive of tenancy renewals
In April 2018, the MEES (Minimum Energy Efficiency Regulations) came into effect resulting in all properties that are sold or rented, including lease renewals requiring a minimum efficiency rating of “E”. It is the responsibility of the landlord to ensure a valid EPC is present and if the current rating is F or G improvement measures must be introduced to bring it up to standard.
You can be fined based on the rateable value of the building if you don’t make an EPC available to any prospective buyer or tenant.
